Farm Girl at Heart • Land Lover • Agriculture Advocate • History Nerd • Happiest Outdoors
For Chelsey Rugar, a piece of land is never just acreage.
She sees the pasture that could hold cattle. The open ground that could become a horse farm. The wooded hillside where someone has dreamed of hunting. The garden that hasn't been planted yet.
She sees what a property could become.
Born and raised in Bristol, Virginia, Chelsey has spent years working on farms throughout the region. Agriculture isn't simply an area of real estate she's interested in—it's a way of life she knows firsthand.
She's worked cattle. She's farmed the land. She understands that buying a farm isn't quite the same as buying a house with a really big backyard.
And that's exactly what drew her to real estate.
Chelsey wanted the opportunity to take her love for agriculture and the land and use it to help other people find the property they've been imagining.
Sometimes that's a working cattle farm.
Sometimes it's hunting land, crop ground or acreage waiting for a new purpose.
And sometimes?
It's an old house with a story.
Because while farms and land may be Chelsey's specialty, put a historic home in front of this self-proclaimed history nerd and you'll have her attention pretty quickly.
She loves historic estates, landmarks and parks and has a genuine appreciation for the stories places carry with them. Preserving land and respecting what came before matter deeply to her—whether she's thinking about the agricultural heritage of Southwest Virginia or wandering through an old property wondering about the generations who once called it home.
Chelsey knows Washington County especially well, including Abingdon, Damascus, Meadowview and Mendota.
But what makes her perspective particularly valuable isn't simply knowing where a property is.
It's understanding how it might work.
Years of hands-on experience with cattle and farming allow Chelsey to look at acreage through a different lens. When a client tells her what they hope to do with a property, she can help them think through whether the land makes sense for that dream.
Horse farm?
Cattle?
Crops?
Hunting?
A quieter piece of ground where there's finally room to breathe?
Chelsey wants to hear the plan.
In fact, that's one of her favorite parts of real estate.
She loves hearing what someone dreams of doing with a property—and then getting to watch those plans become real.
When she isn't showing property, there's a pretty good chance she's still outside.
You might find her farming, gardening, hiking with her dog or involved with activities at church. On other days, she may be antiquing or happily disappearing down another historical rabbit hole.
Through all of it runs a genuine love for the agricultural community and the farmers who continue to work and care for this region's land.
Chelsey may be newer to real estate, but she isn't new to the land.
And she brings something to her clients that can't be learned from a listing sheet:
the perspective of someone who has actually worked it.
Friendly, down-to-earth and never interested in making things more complicated than they need to be, Chelsey wants her clients to feel comfortable telling her what they're really looking for—even when that dream is a little unconventional.
Because sometimes the right property isn't simply the one that looks good in pictures.
It's the one where you can already picture what comes next.
And Chelsey would love to help you find it.
